For Investors

What does TGG Holding Group actually do?

We acquire, develop, and optimize residential real estate throughout the Midwest. Our four strategies are workforce housing, Section 8 rentals, modular infill development, and value-add acquisitions. We buy below replacement cost, renovate to a durable standard, and hold for long-term cash flow and equity.

What kind of returns should I expect?

We don't publish blanket return figures, because returns depend entirely on the specific asset, the capital structure, and your role in the partnership. When we present a specific opportunity, we walk through the full underwriting — purchase basis, renovation budget, rent assumptions, and projected returns — so you can evaluate the actual numbers rather than a marketing average.

Do you guarantee returns?

No. Nobody legitimate guarantees real estate returns. What we do is underwrite conservatively, buy with a margin of safety, and structure deals so they still work if the market softens. We'd rather show you a realistic downside case than an optimistic one.

What's the minimum investment?

It depends on the opportunity and the structure. Tell us your objectives and capital range when you request details, and we'll let you know honestly whether we have something that fits — including if the answer is not yet.

How do you make money?

Through the assets themselves — rental income and long-term appreciation — plus standard partnership terms on co-invested deals. We don't charge fees for sending information or having a conversation, and we document any structure clearly before anything is committed.

For Property Sellers

What kinds of properties do you buy?

Single-family homes (typically 2–4 bedrooms), small multifamily (2–8 units), vacant residential lots suitable for infill construction, and distressed properties that need renovation. We're buying throughout Indianapolis and the broader Midwest.

Do I need to make repairs first?

No. We buy as-is. Deferred maintenance, code violations, outdated systems, or a property that's been sitting vacant — that's often exactly what we're looking for, because the renovation is the part we handle.

Do you charge commissions or fees?

No. We buy directly, so there's no agent commission on our side and no listing fees. The number we offer is the number you receive, subject only to standard closing costs.

How fast can you close?

We can move quickly when you need speed — and we can also close on a timeline that suits you if you need more time to move or arrange things. We'll ask what works for you rather than pushing our own schedule.

What if I'm not sure what my property is worth?

Send us the address and a few details and we'll look at it. There's no cost and no obligation, and if we're not the right buyer we'll tell you that rather than string you along.

Why the Midwest?

Lower entry points mean better cash-on-cash yields, and workforce rental demand is durable — people need housing regardless of what the broader market is doing. Stable employment across logistics, healthcare, and manufacturing supports long-term occupancy.

What is modular infill development?

It means building new homes on vacant or underused lots inside established neighborhoods, using factory-built modular construction. The land already has water, sewer, power, roads, and schools in place — so the expensive, slow parts of development are already solved, and the build itself is faster and more predictable on cost.

Do you flip houses?

No. We buy and hold. Our model is long-term ownership for ongoing cash flow and equity, not quick resale margins. That changes how we buy, how we renovate, and how we treat tenants.

Our portfolio page shows our active assets with details on each. We list what we own and are working on — we don't publish financial figures publicly, but we'll share them directly with qualified investors.
